The three phases of our project management system from initial survey to post-project support
A wide range of services are offered by our in-house team of designers, builders, carpenters, joiners, decorators, electricians, maintenance and operations. We can also advise and support our clients on other aspects of the process such as building control and planning, liaising with independent surveyors, specialists and sub-contractors.
All timings stated below should provide a general guideline.
Phase 1: Design Concept, Planning & Pre-build
Site Survey 1
We can help you through the process of conducting a site survey and obtaining floor plans and elevations. These will be used by our architectural and interior design team as well as for planning purposes.
After the initial visit, we aim to provide you with a quotation within 2-14 days, depending on the scale and complexity of the project. (2-14 days)
We understand that planning permission can be a slow and frustrating process. We are happy to help you with your submission (if one is required) in accordance with the council’s guidance, once your design has been confirmed. (8 weeks)
If needed, we will then liaise with a structural engineer to develop any structural designs required for building control and party wall negotiations. (2-3 weeks)
Working with an impartial surveyor, we can assist in providing required information and managing neighbouring properties. (4-8 weeks)
At this point, we will draw up a contract between you and the company and issue a deposit invoice to secure a start date.
We will work with your surveyor to obtain approval from Building Control. (8 weeks)
Phase 2: Build & Interior Design
9 Interior Design
Our in-house architectural and interior design team can work closely with you on anything from interior design schemes, to the sourcing of fixtures and finishes. We can be involved as little or as much as you like.
Goodbody & Co. can arrange the secure storage of low to medium value items during home refurbishment works. Independent insurance cover is provided.
We manage the whole building project. Each project is allocated a site manager, and the majority of the works are completed by our in-house team of builders, carpenters, joiners, decorators, plumbers and electricians. For more specialist work we work with trusted subcontractors.
12 Project Management
Our project managers are in daily communication with the site team, and visit at least once a week to ensure the project is running smoothly. The client will receive weekly updates, informing them of the progress of the project. This will ensure that any obstacles that arise are dealt with using the best solutions to fit your schedule and budget.
Phase 3: Comprehensive ongoing support
When all the major works are completed our craftsmen apply the finishing decoration and install any furniture and soft furnishings. We then ask you to help compile a snagging list to make sure everything meets your expectations.
Residence Management 14
Following the completion of the build, many of our clients sign up to our property management scheme, which can be tailored to the requirements of each property. Our in-house maintenance team offers a 24 hours on-call service, including appliance inspections and repairs, whether the property is owner-occupied or let to tenants.
